FLAT FEE vs FLAT FEE MLS Listing. Do you qualify to save?

Before I get in qualifications I'd like people to understand what a FLAT FEE MLS listing is.  In the market today there are many For Sale By Owner websites that provide you a "FLAT FEE" listing... which is a lot different from a  "FLAT FEE MLS" listing.

FLAT FEE Listing:  is basically a "For Sale by Owner Listing".  You get a For Sale "sign", "contract you can use", depending on how much you paid some contractual legal advice, a listing on their website.  What it fails to do is create Market Exposure for your home.

FLAT FEE MLS Listing:  you pay a flat fee to get listed on the Multiple Listing Service (MLS.CA / REALTOR.CA) and you agree to pay Buyer Agents a commission (usually 2.5%).  By getting a FLAT FEE MLS listing you are in effect hiring a fleet of agents to help you sell your house and you get the greatest Market Exposure.

WHAT ARE THE QUALIFICATIONS for a  FLAT FEE MLS Listing?

FLAT FEE MLS listings aren't for everyone.  Many times you will need a full service MLS listing package and pay the 4%, 5%, 6% commission.  Here is the basic criteria for my FLAT FEE MLS Listing.

1.  You have to be a sophisticated seller. 
Sophisticated sellers will show an appreciation for current market conditions, be willing to price their home to sell and do the necessary work to have their home show well.

2.  You have to have a home in a great location that shows well. 
Homes in prime location and in great condition are ideal candidates for a FLAT FEE MLS listings.  If you are in the GTA, then call me and get a no-obligation free assessment.  You are throwing away your money if you pay full 5-6% commission.

3.  Location, Location, Location
I know I've already said location... but it is worth repeating.  Houses and Condos in prime location and in 'decent' condition will sell.  So don't throw your money away by paying full 5-6% commission and use my Flat FEE MLS listing services instead.
