Peer Pressure at ANY AGE!

I was talking to a Realtor about my business real estate packages and when she heard about my FLAT FEE MLS program... she said "you gotta be brave to do that".  

It got me thinking WOW.  Here is a 20 + year veteran in the Real Estate business, a very nice person, extremely hard working and absolutely tremendous communicator,  that if she wanted, she could sell you ICE if you lived in the North Pole... but felt uneasy with my FLAT FEE MLS program because listings less than 5% weren't "desired" at her office.

After I explained to her how my FLAT FEE MLS program works along with my other listing packages she became very excited at the idea.  WOW.. I realized at that point I packaged a  "win-win" transaction that great business people, motivators, teachers, etc. say is desired in all exchanges.  

With my FLAT FEE MLS and service based Listing Packages - Sellers win by paying for only the services they want and need.  They are not forced to pay 5% listing commission for services they won't require or need to sell their condo/house.

I win by saving myself time and money.  I get paid upfront on a FLAT FEE MLS listings and I get more time to spend with my wife and children.  Also I get the personal satisfaction that I helped save a home owner some of their hard earned money and what I earned was well deserved and just.   

In the next few years you will see the Real Estate business transforming in front of your eyes.  For example... sophisticated Buyers who do all the "work" in finding the house they like and will choose a Realtor who will offer them a rebates from the Buyer commission.  It only makes sense, Buyers do all the work, saving you time and money and should be rewarded.

Don't be a HATER! with Disclaimer. E-mail comments.

I wrote this blog on September 21st and it's nice to see more than 1500 people have read it.  Today I was notified however, that my blog does not meet "disclosure" standards which I wasn't aware of.  So I've been asked to add it to my blog.  That's fair and so I've deleted the previous blog on my blog sites and am reposting it with the disclosure through Posterous.  

CREA - Canadian Real Estate Association and RECO - Real Estate Council of Ontario, TREB - Toronto Real Estate Board are all committed to fair competition and letting Realtors (Sales Representatives) to set their own commission rates and encourage fair competition.  I know most Realtors would like the status quo 5% Listing Commissions... which exists in some areas of the GTA... and I would too.  But having been in the business industry for over 10 years and most of it "online",  I know that the old ways of doing business is slowly becoming less and less relevant and if you don't come up with new, inventive means of marketing and providing the services client's (who are far more informed than 5-10 years ago) need... then sooner rather than later, like the dinosaurs your business will become extinct.  

That is why I have rolled out a program that offers 5 commission packages with differing services that will meet most peoples' needs in the GTA.  What is unique with my packages is that you see exactly the services I will provide you for the FEE you are willing to pay.  I can't be more transparent.  I do this because I know some people may not need all the services at my 5% Gold listing package.  For example you have a brand new home in excellent condition and beautifully staged in a high demand area.  I know it will sell fast if we price it to sell for the current market.  So do I deserve a 5% listing commission?  You be the judge.  Some Realtors will say Yes!  I say No!  On a $400K average priced home in Toronto that can be $6000 coming out of your pocket between a 5% to 3.5% listing.

The beauty of the FREE Market system is that you get to CHOOSE!  I'd like you to choose me.  I believe my packages will provide you the services you need at a price that is fair to sell your house!

I posted my FLAT FEE MLS flyer at the Temple's bulletin board on Saturday.  Sometime between Sunday afternoon and Monday morning someone decides to put their rental posting over mine, even though there is plenty of room to post it to the side.  So I move it for them.  Today I went by the temple as I do every day and someone removed my flyer altogether!  Wow... even at a place of worship people can't put away their hatred and jealousy.

If I was a betting man I'd bet on a Realtor taking off my flyer.  He must be thinking "FLAT FEE MLS - WTF!!  He's going to STEAL my Clients!"  Unfortunately I can't cure this poverty mindset!  No one steals from anyone.  There is far more business in the universe that we can handle or need.  We just have to provide the services that people need at any given moment.

Unfortunately my FLAT FEE MLS listing idea is too revolutionary for traditional Realtors who'd rather keep the status quo where everyone pays 5% commissions to sell their house.

I'd rather give people the option of selecting a package that fits their individual needs and pay just for the services they require. Hence I offer 5 packages.

You know I wonder, how many of the 5000 home owners who get my newsletter at their house by Canada post on a monthly basis also hate my unconventional business ideas! :-)  Who knows how many Realtors get my newsletter in Morningside Heights and Markham.

Well I can't speak for others... but I think people need to chill a little.  Everyone who earns their keep works for it.  Very few get a hand-out or a hand-down. 

In my 30 years of business from Selling Flowers at downtown street corners at age nine, Ice-Cream at the Beaches, Mangos at Gerrard St, print products and now Real Estate... I learned that people will do business with people they like and trust.  Some factors that influence their decision on a conscious or a sub-conscious level are- Service, Quality, Respect, Punctuality, Mannerism, Religious Beliefs, Cost, Dependability, Colour, Sex, Looks, Dress, Timing, Luck. 

Now with all these factors determing if a person is going to use your services or not... then only small minds can feel Jealous of another person's success.  I don't plugin many books but I recommend you read a few books by John C Maxwell. "How Successful People Think".  "Outlier" by Malcolm Gladwell.  The classic "Think & Grow Rich" by Napolean Hill.

Anyways... I got to take my son to his soccer practice but If you want to use my FLAT FEE MLS idea then I recommend that you do it.  I won't mind.  But don't be Haters and remove my flyers or brochures... print your own and post them right beside mine.

INTERBOARD Listings - Yes I can list houses outside of the GTA!

Can I list outside of the GTA?   Definitely!

As a licensed Realtor I am able to trade in Real Estate anywhere within Ontario.

So if you are in Windsor-Essex board.  I can list your house for sale being in Toronto.  How?

Toronto Real Estate Board (TREB) are members of a "Interboard Program".  Those boards who participate and have an OPEN board policy will allow Toronto Realtors to place a listing on their local MLS.  OPEN boards will take listings from TREB members where ever they are located.  CLOSED boards only accept listings from TREB members outside of their jurisdictional boundaries.

So In the Windsor example.  I would list your Property on the Toronto MLS system.
Complete the required paperwork for the Windsor board listings. 
Submit the $60 FEE and required documents to TREB. 
TREB will then forward the listing package to the reciprocating Board.

All Buyer appointments and offers would be dealt directly with my brokerage as if we were actually located near your home in Windsor.

So if you live outside of the GTA and would like Jas Jagpal to help you sell your home... I can!

1 in 5 Canadians own more than 5 homes in their life time!

My Buddy Mark Wayne from TD Canada Trust sent me this e-mail.  Excellent statistics for Home Owners, Buyers and Sellers.

I thought I would share this article with you.  It ‘s about a 3 minute read & it shares the results of TD’s Repeat Home Buyers Report taken from August 12th – 27th.  Some great news for you AND me!!!

 

  - TD Canada Trust releases 2010 Repeat Home Buyers Report -

 

      TORONTO, Sept. 22 /CNW/ - There is no place like home, but for many Canadians, buying a home doesn't mean they plan to stay for long. In fact, one-in-five repeat buyers have owned more than five homes. Twenty-three per cent of those surveyed plan to move again within six years according to the TD Canada Trust Repeat Home Buyers Report, which surveyed Canadians who have either purchased or intend to purchase a home that was not their first home. Less than one-third say their next move will be their last.

Canadians are split on whether their next home will be larger (49%) or smaller (51%), but there is consensus that in their next house-hunt, they intend to find a fully detached home. Seven-in-ten repeat home buyers are looking for a fully-detached home - even those currently living in condos, townhouses or semi-detached homes are looking for fully-detached homes for their next purchase.

Financing their new home

Half of Canadians say the proceeds from the sale of their current home will be less than the value of their new home, meaning that they will need to take out a mortgage (51%).

Most home buyers will try to save money on their mortgage. Eighty-three per cent will put down as much as they can afford for a down payment. A further two-thirds say they will save on interest payments by choosing accelerated payments (weekly or bi-weekly instead of monthly). Sixty-one per cent will save on interest payments by choosing a shorter amortization period for their mortgage. Still, 21% say they will take out the maximum mortgage that they qualified for from their bank (this increases to 28% of those under 40).

"It is encouraging that the majority of Canadians are taking steps to save money on their mortgage," says Farhaneh Haque, Regional Sales Manager, Mobile Mortgage Specialists, TD Canada Trust. "I recommend that home buyers buy the house that fits their budget, not just their lifestyle. After all, if you buy a house that is too big for you to afford, you could be giving up that lifestyle just to pay it off."

Mortgages for repeat home buyers

Two-thirds of repeat buyers have a mortgage on their current home; 72% intend to use their current lender when they purchase a new home. The top reasons for switching among the remaining 28% are better rates (60%), better customer service (33%) and better mortgage terms (28%).

"There are many options available to repeat home buyers and a mortgage expert can help you choose the right one to save money so you can own your new home faster," says Haque.

The TD Home Buyers Report found that nearly 60% of buyers don't know that they have options or haven't thought about their options for their current mortgage. Haque offers these tips for buyers:

 

    -   Take your mortgage with you when you move. Many banks will let buyers

        take their mortgage with them, even if they need to increase their

        principal amount. This gets blended at the current market rate with

        the existing principal at its original interest rate.

    -   Use your mortgage as a selling feature. If the seller's mortgage

        interest rate is lower than current market rates, the purchasers may

        be able to take on the seller's mortgage when they move.

 

The TD Canada Trust Repeat Home Buyers Report showed that only one-third of repeat buyers bring their current mortgage with them to their new home and just 8% use it as a selling feature of their prior home, allowing the new owner to assume their mortgage.

Why buy another home?

The top factor that influences the decision to move is retirement (29%). Other factors include being bored of their current home (16%), investment opportunities (15%) and market conditions (15%). Fourteen per cent say they had always planned to move but were waiting to save enough money.

The top considerations for Canadians' next home are the layout of the home (98%), the size of the home (97%) - though they are divided on whether to go smaller or bigger -- and price (96%).

Selling their current home

The majority of home buyers plan to sell their current property before purchasing another one (84%). Of the remaining 16% who will keep both properties, 39% will use one as a rental property or investment property (20%).

Those selling hope to improve the resale value of their home by renovating (54%) or redecorating (52%).

Fifty-five per cent of Canadian home buyers are cautious saying they wouldn't buy a new home until their current home is sold - but 45% say they would put in an offer if the perfect home came up for sale and hope that their house sells.
