July 2011- Toronto Market Update - Condo Specials - Newsletter

There is some concern in the market place that prices are going up a lot in the GTA and the bubble's gotta burst... however when you look at the statistics for June and the affordability factor... Toronto Real Estate market is very healthy and affordable.   

The average price in the GTA is up 9.5% for June 2011 to $476K from last years $435K.  The number of houses sold to date is down 4.5% to 48,189.  This can be directly attributed to fewer listings in the market place and higher prices.

 

It is expected that more home owners will take advantage of the high prices and list their properties which will result in more moderate price increases for the remainder of the year.

 

The affordability factor sits around 32%. This means that the average home owner spends 32% of their income to service their mortgage.  This is what the banks lend to and the low interests rate are helping.

 

Do we expect interest rates to increase anytime soon?  Economists are not banking on it.  Our high dollar (above parity with the US) which impacts our EXPORT driven economy.  Plus the turmoil in Greece and the weak US economy and the Real Inflation being at about 1.6% there is no cause for concern or need for the Canadian Central Bank to raise interest rates. 

 

Is it is a good time to SELL? Most definately
