Well if your house smells of pet odors, smoke and looks filthy... then you can't expect it to sell Fast and at Market value.
What happened in this situation so far is after getting stale on the market and not taking the advice of the Realtor to spend a $1000 to give it a thorough clean... the home owner has elected to reduce the price by $20,000. It blows my mind every time this happens.
Home owners would rather give away thousands just because they don't want to spend a little up front or are TOO LAZY to do anything themselves.
Think about it! How long does it take to earn $20,000 (after taxes)?
For some a few months, many more 6 months, and the majority a year if not longer.
Now if I said I'll pay you $20,000 for a weeks worth of work - cleaning my house, putting a fresh coat of paint, would you be raising your hand or not?
Yeah... raise your hand! Of course you would... and if you were business minded and wanted to earn $15,000 without lifting a finger, then you'd hire a handy man and pay him $5000 to do it for you.
Don't make this mistake and blow your hard earned money away!
